About the Client
Stream Realty Partners is a national real estate service, investment, and development company. Stream leases and manages over 95 million square-feet of office, industrial and retail properties across the nation. Stream is one of the largest third-party leasing and management companies in Texas, completing over $1 billion in real estate transactions annually.
Founded in 1996, Stream has grown from its two original partners to a staff of over 400 real estate professionals that share one common goal: to provide an unequaled level of service to their clients.
CPM Project Management and Move Teams worked together to relocate Stream Realty in a two phase project. First moving the office from Aliso Viejo, California to a temporary office space in Costa Mesa, and then again to a permanent location in Irvine. During their final relocation Stream not only utilized CPM’s moving services but also CPM’s furniture and glass wall procurement expertise.
CPM’s project managers met with Stream Realty to understand short and long term objectives for their office relocation and what services they would require to ensure that their employees were as l by the transitions as possible. For the first project phase, Stream Realty was relocating to a temporary or swing space because their final office location had yet to be determined. Because the temporary space already had adequate furniture and equipment, CPM stored all of Stream’s existing furniture pieces in our warehouse and relocated personal content and computers to their Costa Mesa swing space.
To ensure that the relocation went smoothly, CPM project managers made sure to thoroughly inventory and document all furniture, equipment and supplies; labeling everything in great detail. Furniture matrixes were made from collected information with “To” and “From” locations clearly marked.
To complete the relocation planning process, move packets were developed and distributed to each Stream Realty employee. Packets included move directions and information, keyboard and computer bags, and labels to ensure all parts of the computer system stayed together.
The second phase of the project entailed space planning and the reconfiguring all of Stream’s existing furniture to maximize the space of the new Irvine location, procurement of new furniture and Alur glass walls, and finally the relocation and installation of all existing and new furniture pieces.
The move to Stream’s swing space and then to their final location was a great success thanks to Stream’s helpful collaboration and CPM’s skilled and professional project management and move crews.
With any relocation project, the biggest challenge is coordinating with property managers to determine a timeframe for the relocation to take place. For the Stream Realty relocation, the property managers on both ends of the project were extremely accommodating and allowed the CPM Move Team to quickly and efficiently breakdown, move, and reinstall Stream’s furniture, equipment, and supplies.
