At CPM, “Fit” is everything. Since founding CPM in 1993, Phillip Sapon and Ted Afetian have invested significant energy selecting and retaining people with congruent values, as well as similar work and play ethics to that of the company.
The owners are actively engaged on projects and encourage the team to innovate every day in a collaborative environment. Whether it’s an incremental process improvement or a comprehensive real estate initiative rolled out across the enterprise, our people align project goals and success metrics with our clients’ overall business drivers.
Principal, Chief Strategy Officer
Phillip is co-owner and co-founder of CPM One Source, Inc. With 25 years of experience in the field of relocation and project management, he has the insight and the big picture perspective to determine areas for business growth and sustainability in the industry. Phillip is responsible for the overall company strategy and management including business development, business operations and large project organization. In addition, Phillip oversees management teams of the Project Management sector, Storage & Logistics, as well as the Relocation & Installation division. Phillip holds a Bachelor of Science, Business Administration at California State University in Northridge, California has a California Real Estate Broker License.
Principal, Chief Financial Officer
Ted is co-owner and co-founder of CPM One Source, Inc., with experience in the relocation and project management field surpassing 25 years. Ted is responsible for overall company strategy and management including business development, business operations and large project organization. In addition, Ted oversees various company sectors including: furniture procurement, turnkey solutions & company administrative support. Ted holds a Bachelor of Science, Business Administration at California State University in Northridge, California and has his General Contracting License.
PROJECT MANAGEMENT TEAM
Director of Project Management
Becki is an influential figure in the project management and owners representation industry. She has 8 years of project management experience with extensive Institutional and commercial project portfolios as well as experience managing large, complex multi-use development projects.
In her role as Director Project Manager at CPM, Becki fosters an environment of teamwork and ensures that strategy is clearly defined while overseeing performance and maintaining morale. Her strong communication and client service skills enhance Compass’ process-driven management philosophy.
Becki holds a Master of Science in Project Management from Northeastern University.
Director of Business Development
Paul is a well-known figure in the tenant improvement and office space industry with 25 years in sales and business development. With years of experience in revenue contribution, he brings leadership to the CPM organization, developing new business opportunities and creating customized solutions for customer needs.
For more than two decades, Paul has been responsible for growing under developed territories into revenue generating profit centers by providing hardware to software technology solutions. And then beginning in 2009, Paul continued his passion for technology and started a new career in selling high-voltage and low-voltage technology solutions in the tenant relocation and improvement industry. Now, he brings his enthusiasm and passion for sales and business development to help grow CPM’s business units.
Jane Shin is our project manager. She is an expert at leading asset planning, procurement, and relocation initiative for a wide variety of clients. Jane drives projects to completion using her skills in problem solving, space planning, and move management. Jane is exceptional at building project team consensus while clearly establishing clients’ budget and schedule goals. Jane graduated with a B.A. in Design from CSU Long Beach.
Jose Leon is a seasoned professional in coordinating space change initiatives and projects for a variety of commercial and construction projects. He has worked many years in the commercial industry overseeing all building and site data for construction, renovation or space use changes. His most memorable project is executing the design of the flagship store in The Linq Hotel in Las Vegas. Jose graduated with an A.S. in computer drafting and design.
Abel brings years of experience in move management and space planning to the CPM Team. He has a knack for delivering on client’s space visions in the development and dissemination of space standards and space management guidelines, policies and procedures.
Rock was born in South Korea and grew up the majority of his life in Singapore. During his time in Singapore, he developed a strong and highly motivated character, serving as a sergeant in the Singapore Armed Forces. He then moved to the United States to earn a business degree at University of Southern California and acquired strong analytical and creative skills needed to market products and dominate market segments. He works enthusiastically in a team environment to define product visions and solidify brand messages.
Teagan is a South Side Chicago native that fell in love with the abundance of sunshine (and lack of snow) in LA. She is the Administrative Assistant at CPM, lending a helping hand with accounting and operations. Her passions include dogs, traveling, music, and writing. Teagan is currently continuing her education while also getting real world experience. She aspires to earn her degree in Communications and run her own dog sanctuary for senior dogs on the side.
Katie is part of our design team and is known for her wild carefree style and outgoing personality. She brings her style, background and skill to every project she works on. Her passion for interior design goes back to her dreaming days as a child. She pursued her passion at Kendall College of Art and Design, Grand Rapids, Michigan which is a historic furniture-manufacturing center and is nicknamed Furniture City. She leads CPM design project teams with originality and uniqueness which is evidence in the outcome of the projects. Katie contributes also to furniture specifications and space planning.
Janeth brings years of experience to the CPM design team. Along with her solution-driven designs, she brings a passion for symmetry with design and the environment. She believes that design should work within our environment, making it a lasting creation and a sustainable environment. She crafted her skills in design at The Art Institute, San Diego with a B.S. in Interior Design. She has worked with a diverse list of interior and architectural design firms in the States and Mexico. Janeth is fluent in Italian and Spanish and is active in the sport of Fencing and an avid swimmer.
An passionate interior designer of commercial spaces, Young has the experience to design unique interiors that will have a positive impact on her clients’ lives. With more than 7 years of extensive and considerable experience, she possesses an innate desire to create and design interiors that exceed clients’ expectations. With an eye for quality, a superior sense of style, and a client-centered approach to business, Young has proven herself as an innovative designer. She offers a balance of creativity, collaboration and forward thinking with a structured, organized and detailed mentality; enabling her to deliver focused development, follow through and total completion to each aspect of the design. Young has a bachelor from Yonsei University, South Korea and has taken advanced design courses at UCLA.
Cheyenne is a native-born California gal with a love for numbers. She manages the accounting department and works closely with the executive team. Cheyenne holds an A.S. in accounting from College of the Canyons, Valencia, California and keeps up to date with new developments in the accounting industry by attending classes and workshops.
Ricky is responsible for overseeing the daily operations of the moving and installation crews for all of our relocation projects. He is also responsible for managing client relations from the start of the bidding phase of a project to its completion. With his numerous years of experience, he has built lasting relationships.
Memo has been with CPM One Source for 6 years and is currently responsible for managing day-to-day move and installation projects. He works to provide clients with solutions to their individual needs and requests such as project walk-thru’s, estimating, and final project management. Memo also heads project scheduling and dispatching for all relocation projects.
Melissa Toledo, has worked for a number of years in driving projects forward with her strong acumen and superb accounting skills. “I’m very excited at the opportunity to become a part of CPM. Their impact on carrying large development projects in a variety of industries is really exciting to be a part of,” said Melissa. Melissa brings a number of years of experience and a proven track record of success in the accounting and operations area, which will be invaluable in meeting the CPM departmental goals and objectives.
