At CPM, “Fit” is everything. Since founding CPM in 1993, Phillip Sapon and Ted Afetian have invested significant energy selecting and retaining people with congruent values, as well as similar work and play ethics to that of the company.
The owners are actively engaged on projects and encourage the team to innovate every day in a collaborative environment. Whether it’s an incremental process improvement or a comprehensive real estate initiative rolled out across the enterprise, our people align project goals and success metrics with our clients’ overall business drivers.
Co-Founder, Chief Strategy Officer
Phillip is co-owner and co-founder of CPM One Source, Inc. With 25 years of experience in the field of relocation and project management, he has the insight and the big picture perspective to determine areas for business growth and sustainability in the industry. Phillip is responsible for the overall company strategy and management including business development, business operations and large project organization. In addition, Phillip oversees management teams of the Project Management sector, Storage & Logistics, as well as the Relocation & Installation division. Phillip holds a Bachelor of Science, Business Administration from California State University in Northridge, California and has a California Real Estate Broker License.
Principal, Chief Financial Officer
Ted is co-owner and co-founder of CPM One Source, Inc., with experience in the relocation and project management field surpassing 25 years. Ted is responsible for overall company strategy and management including business development, business operations and large project organization. In addition, Ted oversees various company sectors including: furniture procurement, turnkey solutions & company administrative support. Ted holds a Bachelor of Science, Business Administration at California State University in Northridge, California and has his General Contracting License.
Director of Project Management
Becki has 10 years of design, construction and relocation project management experience specializing in large, complex Tenant Improvements and moves for clients that require the highest levels of customer service. She has managed projects for esteemed clients including Novartis, First American Title, Brookfield Properties, AvalonBay Communities, MIT, UCLA, Harvard University, Mass General Hospital and Interior Architects. Becki holds a Bachelor of Science in Architecture degree from Wentworth Institute of Technology and a Master of Construction Management from Western Carolina University. Becki has successfully managed hundreds of projects, ranging in size from 1,000 – 350,000 square feet with budgets upwards of $20 million dollars.
Project Management Team
Sally brings to CPM over 7 years of combined real estate, construction and relocation project management experience. Before joining CPM, Sally served as a Project Manager for Cushman and Wakefield and CBRE on accounts such as First American Title and Southern California Edison. Sally has participated on project teams that have been awarded projects such as Lennar Corporation, Shea Properties, Brookfield Properties and Irvine Company to name a few. Sally has her California Real Estate Salesperson license and she holds a BA in Communications with an emphasis in Public Relations from California State University Fullerton.
Jane brings to CPM over 3 years of professional design experience and project management expertise. The majority of her background is in Owner’s Representation and relocation project management with a focus on space planning and overall client experience. Jane has completed projects for property managers, individual tenants, and commercial private companies throughout LA county and in various market segments including entertainment, fashion, retail, and creative spaces. Jane holds a Bachelor of Arts in Design from Cal State University of Long Beach.
Teagan has been a part of the CPM team for 2 years within the Relocation Project Management group. She has assisted on projects for Goldrich Kest & KPFF relocating around 150 employees each to and from temporary spaces while construction took place, as well as coordinating the relocation of Clark & Trevithick, a law firm with 40 employees. Teagan also played an integral role in coordinating the relocation of 350,000 square feet of retail tenants within the California Market Center for swing moves during construction. Her can do attitude and superb organization aide in a smooth project transition.
Kimberly has been in the construction industry for over 18 years, initially working with a subcontractor and later with a General Contractor for Tenant Improvement work. Since joining CPM, Kimberly has assisted the Project Management Team with planning the design, construction and relocation of 100+ retail tenants at the California Market Center project in DTLA. In addition, Kimberly has assisted on a project for Goldrich Kest, relocating around 150 employees from temporary spaces while construction took place. Her positive can-do attitude, comprehension of construction documents & floorplans and superb technology skills makes her a competent and significant project team member well-suited for this project.
Abel brings years of experience in move management and space planning to the CPM Team. He has a knack for delivering on client’s space visions in the development and dissemination of space standards and space management guidelines, policies and procedures.
Katie is part of our design team and is known for her wild carefree style and outgoing personality. She brings her style, background and skill to every project she works on. Her passion for interior design goes back to her dreaming days as a child. She pursued her passion at Kendall College of Art and Design, Grand Rapids, Michigan which is a historic furniture-manufacturing center and is nicknamed Furniture City. She leads CPM design project teams with originality and uniqueness which is evidence in the outcome of the projects. Katie contributes also to furniture specifications and space planning.
iOFFICE Implementation Specialist/ Designer
Cesar brings to CPM over 5 years of professional design experience and has deep passion for all aspects of the design ranging from high end interiors, retails space and corporate spaces. His technical skills include AutoCAD, Revit, InDesign and Illustrator. Cesar has an impressive portfolio of work completed for notable clients such as Forever 21, Brookfield Properties and Smith & Tait. Cesar is ASID and CIDA certified and holds a Bachelor of Arts Degree in Interior Design from The Arts Institute of California-Hollywood.
An is passionate about Design. She defines design as an “instrument” to express each piece of objects to its most potential usage in an artful way. She loves to see new concepts and ideas that come to life, aiding human’s life better and efficiently. An crafts her skills at the Art Institute of California – Hollywood with B.S in Interior Design. She had worked for multiple residential design firms before her transitioning to commercial design with CPM. An is a “Foody”, she loves to see the interior design space cooperating cohesively with the food scene.
Cheyenne is a native-born California gal with a love for numbers. She manages the accounting department and works closely with the executive team. Cheyenne holds an A.S. in accounting from College of the Canyons, Valencia, California and keeps up to date with new developments in the accounting industry by attending classes and workshops.
People and Culture Manager
Christina has 10 years of Human Resources Management experience. Before joining CPM, Christina served as a HR Manager for AvalonBay Communities and Target Corporation. She is a collaborative, strategic and results oriented leader with a track record of building relationships with employees at all levels. She is passionate about driving employee engagement and guiding leaders through change. Christina holds a Bachelor of Business Administration with an emphasis in Management from Loyola Marymount University. She has completed classes in UCLA’s Interior Design Certification program and is proficient in AutoCad, Illustrator and Photoshop.
Ricky is responsible for overseeing the daily operations of the moving and installation crews for all of our relocation projects. He is also responsible for managing client relations from the start of the bidding phase of a project to its completion. With his numerous years of experience, he has built lasting relationships.
Memo has been with CPM One Source for 6 years and is currently responsible for managing day-to-day move and installation projects. He works to provide clients with solutions to their individual needs and requests such as project walk-thru’s, estimating, and final project management. Memo also heads project scheduling and dispatching for all relocation projects.
Melissa Toledo, has worked for a number of years in driving projects forward with her strong acumen and superb accounting skills. “I’m very excited at the opportunity to become a part of CPM. Their impact on carrying large development projects in a variety of industries is really exciting to be a part of,” said Melissa. Melissa brings a number of years of experience and a proven track record of success in the accounting and operations area, which will be invaluable in meeting the CPM departmental goals and objectives.
