At CPM, “Fit” is everything. Since founding CPM in 1993, Phillip Sapon and Ted Afetian have invested significant energy selecting and retaining people with congruent values, as well as similar work and play ethics to that of the company.

The owners are actively engaged on projects and encourage the team to innovate every day in a collaborative environment. Whether it’s an incremental process improvement or a comprehensive real estate initiative rolled out across the enterprise, our people align project goals and success metrics with our clients’ overall business drivers.

Leadership

Phillip Sapon
Co-Founder, Chief Strategy Officer
Phillip is co-owner and co-founder of CPM One Source, Inc. With 25 years of experience in the field of relocation and project management, he has the insight and the big picture perspective to determine areas for business growth and sustainability in the industry. Phillip is responsible for the overall company strategy and management including business development, business operations and large project organization. In addition, Phillip oversees management teams of the Project Management sector, Storage & Logistics, as well as the Relocation & Installation division. Phillip holds a Bachelor of Science, Business Administration from California State University in Northridge, California and has a California Real Estate Broker License.
Ted Afetian
Principal, Chief Financial Officer
Ted is co-owner and co-founder of CPM One Source, Inc., with experience in the relocation and project management field surpassing 25 years. Ted is responsible for overall company strategy and management including business development, business operations and large project organization. In addition, Ted oversees various company sectors including: furniture procurement, turnkey solutions & company administrative support. Ted holds a Bachelor of Science, Business Administration at California State University in Northridge, California and has his General Contracting License.

Project Management Team

Jane Shin
Project Manager
Jane brings to CPM over 3 years of professional design experience and project management expertise. The majority of her background is in Owner’s Representation and relocation project management with a focus on space planning and overall client experience. Jane has completed projects for property managers, individual tenants, and commercial private companies throughout LA county and in various market segments including entertainment, fashion, retail, and creative spaces. Jane holds a Bachelor of Arts in Design from Cal State University of Long Beach.
Teagan Thompson
Project Associate
Teagan has been a part of the CPM team for 2 years within the Relocation Project Management group. She has assisted on projects for Goldrich Kest & KPFF relocating around 150 employees each to and from temporary spaces while construction took place, as well as coordinating the relocation of Clark & Trevithick, a law firm with 40 employees. Teagan also played an integral role in coordinating the relocation of 350,000 square feet of retail tenants within the California Market Center for swing moves during construction. Her can do attitude and superb organization aide in a smooth project transition.
Deborah Shin
Project Coordinator
Deborah is a member of CPM’s Project Management team who also brings her expertise to many TI & Remodel projects. Bringing with her an enthusiasm to support and grow with the company, Deborah’s attention to detail, strong organizational skills, and problem-solving mindset are pivotal to the smooth operations of the Project Management team. Since joining CPM, Deborah has contributed her skills to five different relocation management accounts and is currently overseeing two major ground-up hospitality projects in Los Angeles. Deborah holds a Bachelor of Arts in International Economics from University of California, San Diego

Sales

Zane Anderson
Commercial and Hospitality Director
Zane worked for a large National Relocation company for 26 years; serving as the President and General Manager for 15 years and the Director of Hospitality for the two years prior to coming to CPM. He has operational and project experience while overseeing over 2,000 commercial relocation. In addition, he has had operational oversight and responsibility for FF&E, warehousing, and installation for several hospitality projects; including The Wilshire Grand Hotel in DTLA. Zane uses his extensive knowledge of the commercial and hospitality industry to elevate CPM’s project portfolio, mixing innovative new business with time-tested expertise.

Zane holds a B.A. in Business Administration with an Economics emphasis from California State University of Fullerton

Eva Enriquez

Marketing and Creative

Eva has a background in public relations and marketing in various industries. She has previous experience with entertainment and advertising public relations. In her time at CPM, she has worked with the project management and sales team, creating materials that provide a glimpse into CPM’s company values and accomplishments. Eva is graduated from the University of Southern California with Bachelor of Arts in Public Relations from the Annenberg School for Communications and Journalism. Eva is an avid sports fan, so she decided to add a minor in Sports Media Studies while at USC.

Design

Katie Akker
Lead Designer
Katie is part of our design team and is known for her wild carefree style and outgoing personality. She brings her style, background and skill to every project she works on. Her passion for interior design goes back to her dreaming days as a child. She pursued her passion at Kendall College of Art and Design, Grand Rapids, Michigan which is a historic furniture-manufacturing center and is nicknamed Furniture City. She leads CPM design project teams with originality and uniqueness which is evidence in the outcome of the projects. Katie contributes also to furniture specifications and space planning.

HR/Operations

Cheyenne Kato
Operations Manager
Cheyenne is a native-born California gal with a love for numbers. She manages the accounting department and works closely with the executive team. Cheyenne holds an A.S. in accounting from College of the Canyons, Valencia, California and keeps up to date with new developments in the accounting industry by attending classes and workshops.
Melissa Toledo
Bookkeeper
Melissa Toledo, has worked for a number of years in driving projects forward with her strong acumen and superb accounting skills. “I’m very excited at the opportunity to become a part of CPM. Their impact on carrying large development projects in a variety of industries is really exciting to be a part of,” said Melissa. Melissa brings a number of years of experience and a proven track record of success in the accounting and operations area, which will be invaluable in meeting the CPM departmental goals and objectives.
